Living alone in Madrid soars: rent already matches or exceeds many salaries
Madrid is experiencing a rise already felt in the daily lives of thousands. Average rent for a flat is around €1,600 a month, according to Idealista data. The figure makes the capital Spain's most expensive city and increasingly complicates the option of living alone.
The key figure is the price per square metre, which reaches 23.3 euros. In practice, this means that a standard 70 m² flat exceeds the budget of many salaries. For a large proportion of young people and adults, access to an individual home becomes simply unaffordable.
The rise is not slowing down. Over the past year, prices have grown by 8.6%, one of the largest increases in the country. And the effect does not stop in the city: across the whole Community of Madrid, rents are also rising sharply and keep the region as the most expensive in which to rent.
The context does not help either. Nationwide, prices continue to rise and measures such as the extraordinary extension of contracts, which would have limited increases and extended tenants' stability, have not gone ahead. Uncertainty remains.
The impact is direct on everyday life. Sharing a flat stops being a choice and becomes a necessity. Many choose to move away from the centre, which means more travel time and changes to routines and plans.
The rental market is redefining Madrid. Neighbourhoods are changing, mobility is adapting and the way of living in the city is being transformed. When access to housing is under this much pressure, the whole urban dynamic readjusts.
