Barcelona delivers 35 new affordable homes in Illa Glòries and speeds up access to public housing
The city takes a key step in public housing with the delivery of 35 homes in Illa Glòries. The City Council is backing innovative approaches such as the right of superficies. More than 800 people will move into homes in this transforming area. Prices and conditions are designed to suit different profiles. The challenge: to reach 15,000 public homes by 2027.
This Friday, the Ayuntamiento de Barcelona handed over the keys to 35 homes in Bloc D of Illa Glòries, a key milestone in its plan to expand access to protected housing. With this handover, 146 of the 238 planned flats have now been allocated, making Illa Glòries the largest public-housing development in the Catalan capital.
Of the new homes:
- 21 under surface rights (75 years of use, public land): sale prices between 125,000 and 212,000 €, deposit ~20%, many with a parking space.
- 14 in affordable rent: between 418 and 725 €/month depending on size.
Bloc D, designed by SV60, stands out for its flexible modular structure, interior courtyards that encourage community life, and sustainability features: green roofs, greywater reuse and photovoltaic panels.
Illa Glòries, between Gran Via and Plaça de les Glòries, includes four blocks with 1-, 2- and 3-bedroom flats. Priority goes to young people under 35, single-parent families, people with reduced mobility and local residents. It has 11 adapted homes, commercial premises, 112 parking spaces and 282 bicycle spaces.
92 homes remain to be handed over progressively until 2026; it is expected that more than 800 people will find a home here this year.
The Ayuntamiento maintains its goal of handing over 3,000 keys during the term of office and reaching 15,000 public homes in 2027. Projects such as Illa Glòries and Illa Acer show the commitment to mixed formulas, adapted prices and more sustainable, better-connected neighbourhoods.
A benchmark for new Barcelona public housing: a strategic location next to Canòpia Urbana park and Mercat dels Encants, modern architecture, sustainability and a diversity of resident profiles.
