Barcelona keeps its office market alive despite delays

Barcelona’s office market holds steady despite a more cautious context. Take-up closed the first half of 2026 with slight growth, although companies are taking longer to make decisions and several significant transactions have been delayed.

The half-year reading shows a city that continues to attract demand, but at a less automatic pace than at other times. Companies are seeking quality, well-connected spaces adapted to new ways of working, but they are analysing every move more closely before signing.

The second quarter reflects this caution. Take-up fell by 18% because transactions were delayed and did not close before the end of June. Even so, the combined half-year balance improves and confirms that the market has not stopped.

During these six months, 16 transactions of more than 1,000 square metres were formalised. That figure indicates that there is still activity of a certain scale, especially among companies that need more efficient, better-located headquarters or capacity to bring teams together.

22@ remains one of the most dynamic hubs. The technology district remains attractive for companies linked to innovation, professional services, technology and corporate activity, although available supply and quality requirements make more detailed negotiation necessary.

Prime areas are also holding up well. In the centre and in the more established business districts, demand is concentrated in modern, sustainable buildings with good services. Offices are no longer chosen on square metres alone, but for location, user experience and the ability to attract talent.

The market’s evolution comes at a time of changes in the relationship with in-person work. Remote working has not eliminated the office, but it has raised the bar: companies want more flexible, better-designed spaces able to justify their teams’ daily commute.

For Barcelona, the figure has a clear urban reading. Office activity supports employment, economic movement, dining, commerce and transport in key areas of the city. When a company changes headquarters or expands space, the impact does not remain within the building.

The half-year leaves the picture of a market that is more mature than euphoric. Barcelona continues to grow in offices, but does so with slower decisions, more considered contracts and demand that rewards quality over quantity. The city retains its appeal, although every transaction requires more patience than before.
