Madrid to raffle 100 public housing units in Ensanche de Vallecas
Madrid will add 100 new public rental homes at affordable prices in Ensanche de Vallecas, one of the areas where the pressure to find housing without leaving the city is most keenly felt. The development, known as Vallecas 62, is already finished and will be included in the EMVS raffle before the end of the year.
The news is particularly relevant for families with middle incomes who cannot easily access the open market, but who also do not always qualify for the most restrictive aid schemes. In this case, access will be managed through the Registro Permanente de Solicitantes de Vivienda of the Empresa Municipal de la Vivienda y Suelo.
The building includes 35 two-bedroom flats, four of which are adapted for people with reduced mobility; 58 three-bedroom homes and seven with four bedrooms. The layout is aimed at households of different sizes, from couples with children to families who need more space to live in Madrid with a certain degree of stability.
All the homes have a terrace, a feature that has become more important since the pandemic and which sets these public rental developments apart. The complex also includes 102 parking spaces and two commercial units, intended to add activity and services to the area.
Access will be limited to households with incomes of up to 3.5 times the IPREM. As a reference, a couple with two children and a gross annual income of up to 44,000 euros could apply for a home, provided they meet the other requirements. The rent cannot exceed 30% of the family’s income.
Vallecas 62 also incorporates energy efficiency criteria. The homes have an A rating, aerothermal systems, underfloor heating and cooling, cross ventilation, and external thermal insulation. In practice, this should mean more comfortable flats with lower energy costs throughout the year.
The total investment amounts to 25 million euros. More than 20.5 million comes from the Ayuntamiento de Madrid and another 4.5 million comes from European Next Generation funds. The development is part of the Estrategia del Sur, which aims to strengthen housing, facilities, and activity in the southern and eastern districts of the capital.
The Ensanche de Vallecas has been growing for years as a major residential area, but affordable housing remains one of its most visible demands. These 100 homes will not solve Madrid’s rental problem on their own, but they do offer a concrete opportunity for families who need to stay in the city without spending half their salary on housing.
