The property boom reaches Sant Andreu with unprecedented prices
Barcelona is undergoing major change in Sant Andreu with the arrival of 195 new high-end homes promoted by Corp. The project, linked to the La Sagrera development, reflects rising prices and a rapid transformation of the neighbourhood.
The development, one of the largest in the area, is located near La Maquinista and the future large metropolitan park. With services such as a swimming pool, gym and communal spaces, it forms part of a new residential model that is redefining the district.
Prices mark a jump compared with previous years. Flats start at more than €360,000 and can exceed €700,000 in the case of penthouses, in an area where such values would have been unthinkable only a few years ago.
Interest in Sant Andreu is explained by the development planned for the coming years. The neighbourhood will add thousands of homes and a large urban park that will connect different areas of the city, becoming one of Barcelona's new residential focal points.
Even so, supply remains limited: only 22 flats are still available in this development. Other property firms have also entered the area, maintaining pressure on prices and reducing options in the market.
This change reflects a broader transformation in the city. Sant Andreu is ceasing to be a peripheral neighbourhood and becoming part of a new urban axis linked to La Sagrera, where investment, development and tensions over access to housing coexist. For many residents, the challenge now is to find their place in an environment evolving at great speed.
