San Cristóbal, Orcasur and Entrevías: the cheapest neighbourhoods in record-price Madrid
Some Madrid neighbourhoods maintain housing prices below average. The latest property report identifies the areas where it is still possible to find more affordable rents and purchases. The difference can change the lives of young people and families looking to remain in the city.
Living in Madrid has become a challenge for people looking for a flat without spending their salary in the attempt. Housing prices continue to set records, driven by demand, lack of supply and the city's international appeal. Yet there are still corners where the cost per square metre does not soar and neighbourhood life remains possible.
According to the latest Índice Inmobiliario de Fotocasa, the average price in the capital is around 6,500 euros per square metre. That means a typical home costs more than 700,000 euros, a figure beyond the reach of many. But there are exceptions: neighbourhoods where the price remains below average and daily life keeps its rhythm.
Among the most affordable areas are San Cristóbal and Villaverde Alto, in the Villaverde district, and Orcasur and Orcasitas, in Usera. Entrevías and Puente de Vallecas itself also appear, where working-class tradition and cultural mix continue to shape daily life. Butarque and Los Rosales, also in Villaverde, complete the list alongside the central area of Latina, which still withstands property pressure.
For those looking to move or become independent without leaving Madrid, these neighbourhoods offer a real alternative. The price difference can make it possible to live near work, maintain family routines or simply enjoy a coffee in the square without watching the clock. Madrid is already beginning to move in that direction: the city is reinventing itself from its margins.
Villaverde, one of the districts leading this change, has historically been an industrial and residential area, with its own identity and a very marked neighbourhood life. Its markets, such as Villaverde Alto, and its parks attract young families and long-standing residents. The connection with the centre through Cercanías and Metro makes getting around easier, while the cultural and retail offering gradually grows, adapting to the new needs of those who choose to stay.
