99% of property owners in Barcelona have fewer than five homes in 2025

A recent report by the Cambra de la Propietat Urbana de Barcelona, based on official 2025 data, reveals that the vast majority of owners in the city own between one and five homes, with an average of 1.21 properties per holder. The study challenges the idea that speculative concentration is the main problem in Barcelona's housing market.
According to the analysis, 99.02% of owners have between one and five residential cadastral references. In addition, almost 96% of holders are natural persons, who account for close to 90% of cadastral references. Private legal entities represent only 3% of holders and control just over 8% of the market, while public administrations and entities account for even smaller percentages.
The report highlights that around 72,000 new entries were recorded in the cadastre between 2008 and 2024, most of them not linked to new construction. In 2025, Barcelona has 706,624 cadastral references and 529,881 holders, yielding a ratio of 1.33 properties per owner.
The trend shows an increase in private owners and a decline in the presence of companies and funds. In the past year, legal entities have lost 568 references, while public administrations have added 262. The manager of the Cambra explains that corporate buyers usually renovate and sell, without accumulating large portfolios of flats.
The report concludes that Barcelona's housing crisis responds to urban planning, demographic and structural causes, rather than a speculative concentration of ownership. The presence of large funds is mainly limited to entire buildings which, after refurbishment and subdivision, return to the market in the hands of small owners.
