Housing in Madrid becomes more expensive outside the centre and limits the available options

Madrid is experiencing a change in its residential market that now extends beyond the centre. Municipalities in the metropolitan area, such as Torrejón de Ardoz, are recording price rises of more than 20%, reducing affordable options for people looking for housing.

The rise in prices, previously concentrated in the capital's most sought-after neighbourhoods, is now moving towards the outskirts. This creates a new landscape in which the differences between central districts and nearby municipalities are narrowing markedly.

Torrejón de Ardoz has become one of the clearest examples. Rent reached €14.3 per square metre in January 2026, with year-on-year rises close to 18%. For sale, the average price exceeds €2,700 per square metre, according to specialist portals.

Several factors converge behind this increase: the lack of supply, the knock-on effect of the capital and good connections with the centre. Its location in the Henares corridor strengthens its appeal for those seeking housing outside Madrid without giving up accessibility.

The result is an increasingly strained market, where finding affordable alternatives is more difficult. Housing pressure is being redistributed and forces a rethink of buying and renting decisions across the metropolitan area.

The trend over the coming months will depend largely on the ability to create new supply. Meanwhile, municipalities such as Torrejón are consolidating their prominence, although they are losing part of their traditional role as an affordable refuge compared with the capital.
