Legazpi Market is transformed: offices, heritage and future in the heart of Madrid

Madrid continues to reinvent itself without losing sight of its roots. The iconic Mercado de Frutas y Verduras de Legazpi, located next to the Manzanares river, will leave behind its past as a logistics centre to begin a new chapter as a cutting-edge administrative complex. With an investment of 77.8 million euros and an estimated completion date in spring 2027, the project aims to combine functionality with historical memory.

The renovation will preserve the imposing original concrete structure, protected for its heritage value, while the new finishes will respect the building’s aesthetic and the urban surroundings. The complex will have two floors, a mezzanine, and a central plaza of more than 8,400 m2, all organised around a triangular design covering more than 46,000 square metres of built area.

The space will include open-plan offices, private offices, meeting rooms, training classrooms, archives, multipurpose areas, and an underground car park. In addition, the large central plaza will become a new meeting point for the neighbourhood, strengthening the link between institutional architecture and local life. This ambitious project not only restores a historic building, but also proposes a new way of living and working in the city, where public, heritage, and modern elements coexist in balance.
