Madrid expands its housing plan: full financing for under-40s and up to 90 % for those aged 50

The Community of Madrid has decided to give ‘Mi Primera Vivienda’, a programme that until now was aimed exclusively at young buyers, a new scope. The initiative is now opening to a broader public: any Madrid resident up to the age of 50 will be able to benefit from mortgages with a public guarantee, with conditions adjusted according to age.

The scheme is structured in three brackets: those under 40 can cover 100% of the purchase price, those aged between 40 and 45 can reach up to 95%, and the 45 to 50 age group can access up to 90%. In addition, the range of eligible properties has been expanded: it now includes not only second-hand homes, but also new-build developments, provided their price does not exceed 390,000 euros before taxes.

The Housing Councillor, Jorge Rodrigo, announced the measure as part of the Plan de Choque 2026-2027, which also includes the forthcoming Ley del Suelo, the strengthening of the public housing stock, and the construction of 14,000 new units under the Plan Vive. At the same time, the programme continues its collaboration with eight financial institutions, which has already enabled more than 5,000 families to secure their first mortgage in recent years.

With a growing population (Madrid gained nearly 70,000 new residents in a single year), the expansion of the programme aims to address the difficulty of accessing housing. Even so, sector experts warn that while these measures are significant, they alone will not resolve the increasing pressure on Madrid's property market.
