Vicálvaro will add 82 affordable rental homes in the La Catalana 4 development, promoted by Empresa Municipal de la Vivienda y Suelo de Madrid. Delivery is planned for mid-2027 and the project includes a garage and storage room for every flat.
The homes will have two, three and four bedrooms, with a layout designed for different family profiles. Three of the three-bedroom flats will be adapted for people with reduced mobility, and the development will also have 83 parking spaces, 82 storage rooms and a commercial premises on the ground floor.
The design seeks to make the most of natural light and ventilation. Many homes will have dual orientation and corner living rooms, while the inner courtyards will incorporate vegetation and help cool the communal areas during the hottest months.
Energy efficiency will be another central focus. The building will have reinforced insulation, mechanical ventilation with heat recovery and aerothermal systems for climate control and hot water. The aim is to reduce both consumption and the monthly cost for those living there.
The façade will combine thermal insulation, blinds and exposed-brick screens that will hide the clotheslines. Inside, communal spaces will have natural light and will be designed as areas for passage and meetings between neighbours, moving away from the closed-corridor model of many residential blocks.
Municipal investment exceeds €18.7 million and forms part of a much broader development in the district. EMVS Madrid has another 13 developments under way or planned in Vicálvaro, which will add around 1,200 affordable rental homes in the coming years.
The arrival of these developments coincides with an accelerated transformation of south-east Madrid, where new residential developments are also making it necessary to expand transport, schools, shops and services. For those seeking public rental housing, Vicálvaro is thus consolidating itself as one of the areas with the greatest growth in supply.
La Catalana 4 gives a fairly concrete picture of that change: new flats with garage, storage room and low-consumption systems in an area where public housing is gaining prominence. The key will now lie in the construction timetable and in how the 82 homes will be allocated as their handover in 2027 approaches.
