Rivas prepares 500 public flats from €450 a month with parking included

Rivas Vaciamadrid is progressing with the construction of more than 500 public homes intended for affordable rent. The planned rents will range from €450 to €900 per month and will include both a parking space and a storage room.

The City Council has already given the green light to the first three plots in the Municipal Strategic Housing and Land Plan. With these developments and those added later, the city aims to double its public housing stock, which currently has 758 rental homes.

The new flats will have different sizes and layouts to suit young people, families with children and other household types. Depending on the type, they will have a dining room, kitchen, entrance hall, bathroom, double bedroom and balcony or patio.

The kitchens will be delivered equipped with units, hob, sink and extractor hood. All homes will also have heating and cooling systems and cross ventilation, with the aim of reducing energy consumption and maintenance costs.

The developments will be built on municipal plots in the areas around Trece Rosas, Picos de Urbión and José Hierro streets. The land will remain publicly owned and the homes will be developed through concessions, so that when those periods end they will return in full to the City Council.

The project also provides for open communal areas and ground floors for municipal services or commercial premises. Service charges will have a limit and may not exceed 10 % of the monthly rent, a condition intended to prevent the final price from moving away from the advertised rent.

Allocation will be managed through the Empresa Municipal de Vivienda y Suelo de Rivas. The specific rules for applying for the flats have yet to be defined, so for the moment there is no open application process. Once the first allocations have been completed, any homes that remain available will be managed through the EMV’s single register.

With rents starting at 450 euros, Rivas seeks to expand a public offering under particular pressure from rising rental costs in the Madrid area. The decisive step will come when the access conditions are published, determining which residents may apply for developments expected to raise the municipal housing stock to at least 1,258 homes.
