San Sebastián de los Reyes promotes more than 100 public homes
San Sebastián de los Reyes wants to expand its supply of public rental housing. The City Council has approved the transfer of two municipal plots and the purchase of the former Cámara Agraria building to create more than 100 affordable flats at a time of intense property-market pressure in northern Madrid.
The operation affects two specific locations in the municipality. On one hand, two plots on Calle Orense will be transferred to the Empresa Municipal del Suelo y Vivienda. On the other, the council will acquire the building of the former Cámara Agraria, on Calle Graneros, to include it in the public housing strategy.
The aim is to increase the municipal rental stock and provide an option for residents who are finding it increasingly difficult to secure housing at a reasonable price. Young people, families, and those with average or limited incomes are the groups most affected by the lack of affordable options.
This measure comes after years of announcements and pending projects. According to the Ayuntamiento, these actions make it possible to unlock initiatives that have been on the table for a long time and turn public land into actual homes.
The new flats will add to other developments already planned in San Sebastián de los Reyes. These include the 68 homes underway on Calle Severo Ochoa and more than a thousand planned as part of the Cerro del Baile development, one of the municipality’s major growth areas.
This move is significant because Sanse is experiencing a situation similar to that of many municipalities well connected to Madrid: higher demand, rising prices, and difficulties for residents to remain in their area. Public housing thus becomes a tool to prevent growth from pushing out those who already live or work locally.
The Empresa Municipal del Suelo y Vivienda will play a key role in developing these projects. Its job will be to turn available plots and buildings into affordable rentals, keeping part of the residential supply under public control.
The operation will not solve the rental problem on its own, but it does add public housing where it is most needed. In a city that continues to grow, each affordable development can make a difference for those who want to move out on their own, start a family, or keep living close to their neighbourhood.
