Velilla de San Antonio launches 152 municipal flats with rents starting at 468 euros

Access to affordable housing is once again making headlines in the east of Madrid. Velilla de San Antonio, less than half an hour from Atocha, has just opened applications for one of the 152 newly built municipal flats in Residencial Los Rosales. The development, offered as protected rental housing, has prices starting at 468 euros per month and not exceeding 751 euros, to which common charges, IBI, and municipal fees must be added.

The price varies depending on the size and number of bedrooms: there are options with one, two, or even three bedrooms, with usable areas ranging from 36 to 74 square metres. All the homes include a storage room and at least one parking space, a detail that makes a difference for those who drive or need extra space.

Residencial Los Rosales is located at 18 Nicosia Street, in a quiet but well-connected area. The complex features a swimming pool, solarium, children's area, community garden, sports and meeting spaces, bicycle parking, lift, and terraces. The facilities are designed for families and young people seeking quality of life without moving too far from the city.

The registration process is now open and, until 31 December 2026, one of the key requirements has been relaxed: it will be enough to prove three years of registration or work in Velilla de San Antonio, instead of the usual five. In addition, family income must be between 1.5 and 5.5 times the IPREM, and the total rent cannot exceed 35% of annual net income.

The home must be used as the main and permanent residence, and no member of the household can own or have usufruct of another property in Spain, except in very specific cases.
